6 small tricks for a desirable for launch

Now, these are additive, almost ‘nice to have’ points in launching your property – the most important factors under our control are presentation and price. But they go a long way in making your house feel homely and possibly ‘more desirable’ to the right buyers.

1/ Tidy up, and get rid of the excess but don’t de-personalise.

Put the unnecessary stuff in storage (And yes, that also means your Apple boxes that you’re keeping ‘just in case’).

You don’t need to suck the soul out of the place, it’s not a hotel and it’s not meant to look like one, just keep it as minimal as possible so people can envisage themselves living there as easily as possible.

2/ Curb appeal is your friend…

That initial walk-up to the property is as important as what's inside. That means cleaning your windows, clearing the gutters, mowing the lawn and trimming the bushes.

We’re not saying you have to completely overhaul the front garden/aspect (unless it really needs it) – a few minor tweaks should do the trick.

3/ Get fixing and cleaning

Pretend your that dad that comes round on a Sunday to fix the stuff you hadn’t even noticed needing attention. Get rid of the limescale in the bathroom, fill in the holes from when the tv fell off the wall, broken doorknobs and that odd cracked tile.

Paying attention to the little things can make a big difference – you don’t have to go full 60-minute makeover.

4/ A fresh lick of paint

We collabed on a post with Styled Spaces and their advice was “three per room”

“To create an inviting space, professional decorators keep three main colours and variations per room. If your interior has lots of different colours in one area, remove certain objects to create a calming effect of fewer colours”

Freshening up can make a room appear lighter, and reduce the amount of work a buyer sees as required to move in.

5/ Pop the heating on for viewings

Probably seems like an over-analysis – but a homely feel as you walk in and out of the cold makes the place so much more inviting.

6/ Focus on smells

Got a huge hairy dog or slowly stopped going outside for a smoke? This can be a huge turnoff for people – especially if they think they’ll need to rip up the carpets to detox it!  

Normally, a scented candle or diffuser will do the trick. Take advantage of one of the big human senses for overall desirability.
