We listed this one at £315k on June 1st 2021. Our first viewing was on 3rd, Best and Final offers were all in by 9th June and the vendors then made a decision on the 10th June.

Now... I know what you're thinking - if you're selling that quickly, surely you're not getting the best market price?

Based on how normal estate agents operate you would be right. Often Estate Agents, due to their toxic/misdirected KPI's (Key Performance Indicators), often chase a quick sale and sell it to the first person through the door that wants to offer a reasonable figure.

We let everyone that wants to view during that initial launch period view (hence the 17 viewings) and then ask for all Best and Final offers in by a specified date. In this case 10th June.

By doing this, we can be sure that we've fully exposed the property to the market, and can then be confident that the offer spread we receive is a true reflection of maximum market value.

We achieved a best & final offer range from £304k all the way up to £340k… in this instance £340k was accepted (good offer from a buyer in a good position).
