Some sales are decided by price.

Others are decided by position, preparation, and understanding the human side of moving home.

This sale at 57 Priory View Road, Moordown, was a perfect example of how, when offers are equal, the outcome comes down to carefully balancing logic with emotion - and guiding sellers through the decision with clarity.

The Starting Point

The vendors had lovingly modernised and refurbished the property, creating a stylish, move-in-ready detached home in one of Moordown’s most sought-after residential roads.

Their move wasn’t driven by the property itself, but by a work relocation, meaning achieving a smooth, reliable sale was just as important as achieving a strong price.

With demand for well-presented family homes remaining strong locally, the focus was on creating early momentum while ensuring buyers fully understood the opportunity.

Launch & Early Market Response

The property launched on 8 October, with viewings beginning shortly after.

  • First viewing: 12 October
  • First offer received: 14 October
  • Final viewings & offers: 15 October

Interest built quickly, generating 12 viewings within the first week - a strong indicator that pricing and presentation were aligned with buyer expectations.

Rather than accepting the first offer received, we allowed all scheduled interest to take place before moving to Best & Final offers, ensuring full exposure to the market.

When Every Offer Is the Same

Following the Best & Final process, something super unusual happened.

All three buyers submitted exactly the same offer: £440,000.

An important note here is that this is not a bidding war – neither buyer knows the level at which the others have offered, they are purely coming forward with their Best & Final offer of what they believe the property is worth to them. No influence from us, no indication of what the other offers were, purely where they are comfortable coming up to based on their research, budgets and positions.

When the reward (price) is identical, the decision shifts entirely towards risk management.

Every offer carries some level of uncertainty, so our role becomes identifying where that risk can be reduced.

Breaking Down Buyer Positions

Buyer One - Dependent Sale

One buyer was already on the market and had viewings arranged, but had not yet secured an offer.

While promising, this created additional uncertainty, as their purchase depended on successfully selling their own property first. At this stage, it represented the highest risk option.

Buyers Two & Three - First-Time Buyers

The remaining buyers were both first-time buyers.

At this point, we looked deeper into:

  • Deposit levels
  • Financial strength
  • Motivation to proceed
  • Overall readiness to move

The Importance of Buyer Communication

Whenever we request Best & Final offers, we always explain one key detail to buyers:

Whatever you write in your Best & Final email will be shared directly with the seller.

This creates an open line of communication - allowing buyers to present not just their price, but their position and motivation.

Not every agent does this, but in situations like this one, it can make a real difference.

One buyer included a thoughtful letter explaining they were newly married, had recently begun their search, and saw the property as a long-term home where they hoped to start and grow a family.

For sellers leaving behind years of memories, this matters.

Logic vs Emotion - Finding the Balance

Selling a home is rarely a purely financial decision.

While logic governs price, timelines, and risk, emotion often plays a role in deciding who becomes the next custodian of a home.

In this case, the successful buyers demonstrated:

  • Strong financial positioning
  • First-time buyer status (no chain)
  • Clear emotional investment in the property
  • High perceived motivation to complete

When offers are this close, motivation and certainty become powerful indicators of a smooth transaction ahead.

The Outcome

After reviewing all positions carefully with the vendors, a buyer was selected and the property was agreed STC on 17 October, just nine days after launch.

The result:

  • 12 viewings
  • 3 identical Best & Final offers
  • Sale agreed at £440,000, above guide price
  • A buyer selected based on both strength and suitability - not price alone
