We listed this on 7th June 2021, carried out viewings from 10th and actually received our first offer on the 15th June. However, we proceeded with the rest of the viewings and received a further 4 competitive offers.

Accepted: £415k

As you can see, by proceeding with the viewings and facilitating a competitive environment (ethically) we managed to get £20k over the guide price.

It makes us chuckle when we see agents actively promoting the fact they sold to their first offer, or "sold before marketing" - as if it's some kind of achievement... At its core, they're celebrating because of the company's toxic KPI's, rather than ensuring the property is properly exposed to the market and they've achieved the best market price... Anyway... that's for another blog.
