We listed this property on Monday 16th July 2021 and started viewings on the Wednesday. Our strategy see’s that everyone that wants to view the property, gets to view - so carried out all 49 requests. Our belief is that you can’t know the true market value unless you react to the market interest appropriately.

After a while we realised that the demand wasn't slowing down, so we increased the price on the listing to try and taper off the amount of calls. (seeing out all the viewings is paramount, but there's no need to do 100’s).

By 3rd August we’d done all the viewings and received 28 Best & Final offers in total, agreeing on the sale on the 3rd August after an in-depth chat/ advisory session with the vendor.

Our highest offer on this property was £310k, but we ended up accepting £298k due to the strength of their position and hence the lowest risk offer.
