Many agency offices aspire to get one viewing, one offer. This is the Holy grail for them. It means more than likely the vendor will be ‘satisfied’, they get off without doing much work and can post to their Instagram “sold without marketing.” It isn't the fault of the agent, but the way the agency incentive structure is set up. i.e. Fewer viewings = less work = maximising the number of sales they can do in a month. The way they're paid means a lot of their income is from the commission, and so even if they're getting slightly below market value for you, they can maximise the number of sales they do in order to make a liveable wage.

Sold without marketing = you could be leaving money on the table.

You cannot guarantee the true/ best market price without presenting the property well, pricing it intelligently for interest and seeing out ALL of the viewings (in that initial surge)!

The property:

This was a super unique and characterful property in that the owners had put years, blood, sweat and tears into the remodel and reconfiguration to get it how they wanted it.

The husband was a carpenter and did all the incredible internal & external work himself over several years. Clearly a perfectionist and someone who takes pride in their work. Everything is real quality wood – he refused to use anything that wasn’t 100%.

One of the benefits of our comprehensive video tour is that it shows everything. So, when the property has clearly been looked after, it gets to show off all the love and hard work that’s gone into it. As the seller, you see memories – where your kids took their first steps, where you’d all get together for holidays, the time you invested into getting it just how you liked it. We don’t take that for granted and it has to come through in the presentation for sale.

All in all, we ended up on 45 viewings spread over about a week – as you’d guess everyone loved the unique design and clear care that’d gone into configuring it.

The vendors ended up choosing a lovely couple – both first-time buyers and excited to move into their new home.

Some may say that 45 viewings is excessive. Our philosophy is there’s no way to guarantee we’re getting the best market price unless we see out that initial surge of interest.
