A really nicely presented two-bedroom semi-detached house on Stewart Road in Charminster, Bournemouth (BH8).
The owners had done a great job with the house internally. It was well decorated, nicely presented throughout and had a couple of features that made it stand out compared to other similar homes locally.
The biggest one being the converted garage, which had been set up as a soundproofed music studio, alongside a utility space and a home office at the rear complete with air conditioning. A really cool setup and something a bit different from your typical two-bed semi in the area.
The vendors were moving to upsize and had already run the numbers on their onward purchase. £300,000 was their pinch point - the number they needed to make their move work.
On paper, based on comparables and condition, the property was probably somewhere in the £315,000 to £325,000 range, which is where the owners also hoped it might end up. Nonetheless, we launched at the pinch point and let the market do its job.

The property was listed on 5th June 2024 at a guide price of £300,000, and interest started coming in almost straight away.
Now, even though the vendors fully understood the strategy behind pricing at their move figure, something quite common happened once the listing went live. Friends and family started weighing in with their opinions - mainly along the lines of “that’s underpriced,”, “you’ve listed it too low” or “it’s worth more than that.”
That naturally caused a bit of a wobble for them. When lots of people around you are telling you the same thing, it’s easy to start second-guessing the decision.
To their credit though, they stuck with the strategy and understood the logic behind it.
If the market believed the property was worth more, buyers would ultimately prove that through their offers.
And that’s exactly what happened.
